A well-maintained heat pump lasts about 12–18 years in the Pacific Northwest. Here's what shortens or extends that lifespan, the maintenance that actually matters, and how to tell when it's time to replace.

It's the question every homeowner asks before they spend the money: how long will this thing actually last? The honest answer is a range, not a number, because lifespan depends far more on how the unit was installed and maintained than on the badge on the front. Here's the real math for a Vancouver climate.

What "lifespan" actually means for a heat pump.

A heat pump is a single machine that both heats and cools. In a Vancouver climate it runs nearly year-round — it heats through our long, damp winters and cools through the summer. That's more run-hours than a cooling-only air conditioner that only works three or four months a year.

Because of those extra hours, Northwest heat pumps generally land a bit lower on the lifespan scale than a cooling-only AC, which often reaches 15–20 years. A heat pump doing the same physical work as a furnace and an AC simply logs more compressor cycles. The trade-off is that you're running one efficient machine instead of two.

The good news: Vancouver's mild climate is easy on equipment. We don't see the brutal 110°F summers or -20°F winters that hammer heat pumps in extreme climates. Our moderate temperatures mean less thermal stress, less strain on the compressor, and — with proper care — a unit that comfortably reaches the upper end of its range.

The five factors that determine how long yours lasts.

Two identical units installed in two identical houses can be a decade apart in lifespan. Here's what makes the difference.

1. Correct sizing. This is the big one. An oversized heat pump satisfies the thermostat too quickly, shuts off, and restarts a few minutes later — a pattern called short-cycling. Every start is the hardest moment in a compressor's life. A unit that short-cycles all day wears its compressor out years early. Proper sizing comes from a Manual J load calculation, not a rule of thumb about square footage. Bigger is not better — right-sized is better.

2. Install quality. A heat pump is only as good as the day it was installed. Correct refrigerant charge, a properly sized and leak-free line-set, and adequate airflow across the coil are what let the compressor run in its sweet spot. An undercharged or overcharged system runs hot and dies early. This is why the installer matters as much as the equipment.

3. Maintenance. Dirty filters and neglected coils force the system to work harder for the same output. That extra load shortens life. Annual professional service catches small refrigerant leaks, weak capacitors, and airflow problems before they cascade into compressor failure.

4. Run-time and load. A heat pump conditioning a leaky, poorly insulated house runs harder and longer than one in a tight, well-insulated home. Sealing ducts and improving insulation doesn't just cut bills — it reduces the hours your equipment has to work.

5. Power quality. Voltage surges and brownouts stress electronics and compressor windings. A surge protector on the outdoor unit is cheap insurance, especially given how many components in modern inverter-driven heat pumps are electronic.

The maintenance that actually extends life.

Most of what extends a heat pump's life is simple and cheap. None of it is glamorous.

  • Change the filter on schedule. A clogged filter starves the system of airflow, which is one of the most common causes of premature compressor and coil failure. Most homes need a fresh filter every 1–3 months — see how often to change your filter for the specifics.
  • Keep the outdoor coil clear. The outdoor unit needs to breathe. In Vancouver that means clearing fall leaves, spring cottonwood fluff, and the occasional winter snow drift. A coil packed with debris can't reject heat, so the compressor runs hot.
  • Keep 18–24" of clearance around the outdoor unit. Don't box it in with fencing, shrubs, or stacked firewood. Airflow is everything.

The cheapest repair is the one you prevent

The single most common reason a heat pump dies before its time isn't a defect — it's a filter that never got changed and a coil that never got cleaned. A machine that's kept clean and correctly charged spends its whole life running in its comfort zone. That's the difference between 12 years and 18.

Signs your heat pump is near the end.

Heat pumps rarely fail overnight. They tell you first. Watch for:

  • Rising repair frequency and cost. One repair every few years is normal. Two or three in a single season on an older unit is the machine telling you it's done.
  • Short-cycling. If the system turns on and off constantly, something is wrong — and on an aging unit it's often the beginning of the end.
  • Weak heating or cooling. Rooms that won't reach temperature, or air that isn't as warm or cool as it used to be, often point to a failing compressor or a slow refrigerant leak.
  • Ice that won't clear. Occasional frost is normal in winter — the defrost cycle handles it. Persistent ice that never melts off signals a real problem.
  • Rising energy bills. A unit that costs more to run each year for the same comfort is losing efficiency as it ages.
  • An aging R-410A unit. R-410A refrigerant is being phased down, and newer equipment now uses R-454B. If an older R-410A system springs a refrigerant leak, the cost to recharge it is climbing — which changes the repair-vs-replace math.

Repair or replace? The decision framing.

When a big repair lands on an older unit, two rules of thumb help you decide quickly:

  • The 50% rule: if the repair costs more than half the price of a new system, replacing usually makes more sense.
  • The "$5,000 rule": multiply the repair cost by the unit's age in years. Over $5,000 leans toward replacement; under $5,000 leans toward repair. A $400 repair on a 6-year-old unit is a clear fix ($2,400); the same repair on a 15-year-old unit ($6,000) points to replacement.

None of these are hard laws — they're a starting point. A well-cared-for 14-year-old unit with a single cheap failure is worth fixing. A neglected 12-year-old unit on its third repair is not.

Warranty realities.

A warranty is not the same thing as lifespan, and it's worth being clear about the difference. American Standard equipment carries registered parts warranties when the install is registered at the time of purchase. The ~12–18 year lifespan is about wear on the whole system — the compressor especially. Think of the warranty as protection against defects, and maintenance as what actually buys you the years.

Plan on 12–18 years for a ducted heat pump and 15–20 for a quality ductless mini-split, with the top of each range reserved for correctly sized, well-installed, well-maintained systems.
